CONSTRUCTION BEGINS ON 385 INTERLOCKEN OFFICE BUILDING
Groundbreaking of the Central Park Tower represents positive milestone for local office market

Denver, Colo. – January 21, 2009 – Central Park Tower owners Franklin Street Properties (FSP), a commercial real estate investment trust, along with Central Park Tower project partners Prime West, a Denver based commercial real estate development company; Gensler, a global architecture, design, planning and consulting firm; and The Weitz Company, a national general contractor, broke ground on the newest addition to the Interlocken Business Park.  Central Park Tower is the fourth building for the design, development and construction trio in the Broomfield area, which when completed will be 11 stories and 305,000 square feet.

“We are focusing on the Denver market because we see positive growth in this area of the country with the increasing renewable energy business, founded on an already richly diversified mix of user types in the market,” said Will Friend, vice president and regional director of Franklin Street Properties.

CB Richard Ellis, brokers for the building who were involved with 360,370,380,390 and now 385 Interlocken, agree on the demand and its positive sign in the local office market.

FSP’s other two properties in  Interlocken, 380 and 390 Interlocken Crescent, currently have only a 6.5 percent vacancy rate between the two towers.  New features for prospective tenants of Central Park Tower include a pre-certified LEED rating of gold, breathtaking mountain views as the tallest office building on the Highway 36 corridor, amenity space including outdoor and indoor dining areas, formal and informal lobby galleries, and high-end finishes.  In addition, Central Park Tower includes an underground parking garage. The building will be made up of a steel frame with concrete foundations and cores, as well as a curtainwall exterior skin.

“We have previously developed six office buildings in Interlocken and feel we understand the market as well as anyone.  We think that the timing is right for a new building with the design and quality of Central Park Tower,” said Steve Clarke, President and CEO of Prime West.   “We know our audience and have worked with the design team to create a Class AA, LEED Gold building that will be appealing to businesses who want to locate in the Denver/Boulder corridor.”

Designed by Gensler, Central Park Tower is one of the first in a new generation of multi-tenant office buildings, responding to a sophisticated tenant market.  Gensler recently completed a comprehensive U.S. workplace survey of high performing companies, and the results identified the importance of amenities and collaboration spaces to employee productivity, retention, and recruitment.  Amenities at Central Park Tower respond to this trend by providing spaces traditionally reserved for headquarters facilities.  These include a fitness center, multiple shared collaboration areas, and a café with indoor and outdoor seating to serve as casual work and social areas for tenant use.  There is secure underground parking for cars and bicycles and a special area dedicated for alternative energy vehicles.  Keeping with the Class AA quality, the high-performance skin and interior finishes contribute to a tenant experience that is unique in a speculative office building.

The Weitz Company, a national contractor who built 370, 380 and 390 Interlocken, has been selected as the general contractor.

The project is scheduled for completion in the summer of 2010.
