Preconstruction Services
The Weitz Company believes that the success of a project is dependent upon the level of preparation it receives. Weitz clients get more options, more value and more predictable results thanks to collaborative partnerships during the preconstruction phase.
As always, Weitz took special care in preparing the construction of the Watergarden Condominium in Fort Lauderdale, Fla. This 31-story residential tower features 315 condominiums, a fitness center and spa, a sports lounge, a piano bar, a library and a business center. Connected to the tower is a parking garage capable of accommodating 509 vehicles. Atop the garage is a 40,000 square foot recreation deck — complete with a pool, cabanas, a pavilion, an outdoor bar and formal gardens with fountains.
Prior to breaking ground, Weitz worked closely with the owner and the architect, Cohen Freedman Encinosa, during a 12-month preconstruction phase. As part of the process, Weitz prepared project plans and held weekly meetings with the owner, his representatives, architects and engineers to discuss constructability and cost issues. Subcontractors got involved early to allow for smooth transitions.
When construction commenced, a well-thought-out plan was in place that addressed all issues related to scheduling, phasing and logistics. Due to the complex nature of the project, day-to-day coordination of all subcontractors by Weitz was crucial. Weitz also worked closely with the owner and his designers to ensure that all interaction and schedules with the City of Ft. Lauderdale Building Department were in accordance and met critical milestone dates.
Additionally, preconstruction planning included pre-ordering all long-lead items so materials were on site when needed. Scheduling the delivery of loads that needed to be hoisted into the Watergarden’s massive structure was essential to the success of the project. For example, due to the sheer amount of drywall that was required for the project, all drywall deliveries were scheduled for weekends only. The schedule was posted in the jobsite trailer for subcontractors and suppliers to view on a regular basis.
The end result was a facility delivered on time and within budget.
